I’ve seen a property for rent on your website. If I rent from you will my deposit be safe?
All deposits taken for Assured Shorthold Tenancies (AST) are registered with TDS and kept in our designated client account with Client Money Protection insurance. Some Landlords may chose to hold and register them themselves in which case we would only pass them the money once we have seen their registration is complete and you would also be aware of this.
How long have you been established?
Our first office in Loughton opened back in 2006.
What areas do you cover?
We regularly have residential properties available to rent in Loughton, South Woodford, Woodford Green, Buckhurst Hill, Wanstead, Chingford, Chigwell, Epping, South West Essex and East London.
Is South Woodford and Woodford Green the same place?
Both are part of the general Woodford area but are separate suburbs and both have a Central Line station. There is also Woodford Bridge which is on the east of the area by the river Roding. All of them are within the London Borough of Redbridge.
Are you an independent letting agent or part of a national chain?
We are a well established local independent letting agent that is licenced and regulated by the Association of Residential Letting Agents (ARLA Propertymark).
What are my transport options?
The whole area we cover is well served by road, rail and buses. The majority of our area which is from Leyton to Epping is on the Central Line which is part of the London Underground network and gives direct access to The City and West End of London and has 24 hour service at weekends up to Loughton. Chingford is on a mainline branch line into Liverpool Street. There are numerous bus routes connecting into the East End of London including Walthamstow and Stratford and other routes go out into Essex. The area is well connected by car with the A406, A12, M11 and M25 all running through the area or nearby.
When is the rent due and how do I pay it?
The rent is due monthly in advance payable on the same day each month as your tenancy starts and by standing order.
How much rent in advance would I have to pay?
At check in you will need to pay the first month’s rent and a 5 week’s equivalent deposit. This must be paid online into our account by the day before your tenancy is due to start.
Would I have access to 24/7 property maintenance in case of emergency?
We have a 24/7 reporting facility called FixFlo which allows you to put detailed descriptions and pictures of your issue. Outside of office hours emergency you will be given a phone number to report issues regarding gas, electricity, heating and locks direct to a contractor to help you.
In the majority of your properties are utilities included in the rent?
No – we rent properties with the tenant dealing with their own utility bills.
Am I allowed to have pets regarding your properties to let?
We normally have a selection of properties with different requirements, if you call us, we can discuss this further.

Not very often but normally this is stated in the description, but if you are unsure, you can call us.
