Tenants

All good properties need good Tenants, so at Spencer Munson Property Services we work hard to find the right Tenants for our properties who will pass referencing by our professional referencing agency

We want Tenants to have a smooth experience with us as they prepare to move into their new home and so both branches have a full time friendly knowledgeable administrator who will guide our new Tenants through the process and be on hand to answer all of their questions.

All Tenants need to pass referencing which includes:

ID documentation including Passport, driving licence, proof of residency dated within the last three months and the last three months’ payslips.

Employer’s reference confirming annual basic gross earnings are thirty times the monthly share of rent. Collectively all Tenants’ basic gross salaries combined must be greater than thirty times the full monthly rent.

If self employed then the Tenant’s accountant must confirm the annual declared income is at least thirty times the monthly rent and the accountant must be Chartered or Certified and Registered. Six months of bank statements will also be required.

Where relevant, references from previous Landlords regarding regular rent payments and the property being looked after satisfactorily must also be provided.

If the applicant is not currently renting then proof of where they have been living will be required.

We abide by the Tenants Fee Act and therefore take a payment of one week’s rent equivalent as a holding deposit at the start of the application which, if the application is successful, becomes part of the first month’s rent in the moving in money which is made up of the first month’s rent and five weeks rent equivalent as a dilapidation deposit. If the application fails then the holding deposit is either returned or withheld following the rules in the Tenants Fee Act. Our Client Money Protection is provided by Propertymark (www.propertymark.co.uk) and we belong to The Property Ombudsman (www.tpos.co.uk) as an independent redress scheme.

If we manage the property then our Tenants are well looked after by our approachable and efficient Property Management Department who try to deal with any issues or questions promptly and helpfully throughout the tenancy. They also organise the check out and a quick return of the deposit as soon as all checks and agreements are in hand. We hold most of our tenants’ deposits and we register all held by us with the Tenancy Deposit Scheme (TDS).
