Our Three Levels of Service

1. Letting Only – Tenant Find Service
This service is designed for landlords who wish to manage the property themselves once the tenancy has commenced.
We will:
- Professionally market your property across major platforms
- Conduct accompanied viewings
- Carry out independent tenant referencing, including:
- Employer references
- Credit checks
- Previous landlord references (where applicable)
- Prepare a legally compliant tenancy agreement
- Collect the tenancy deposit and first month’s rent
- Transfer all initial monies to the landlord at the start of the tenancy
Following move‑in, rent is paid directly by the tenant to the landlord.
2. Rent Collection – Ongoing Financial Management
This service is ideal for landlords who want professional handling of rental income without full property management.
In addition to the Tenant Find service, we:
- Collect rent from the tenant each month
- Monitor and chase late payments in line with legislation and best practice
- Transfer cleared funds to the landlord, less agreed fees
- Provide clear rental statements
This service reduces administrative burden and ensures rent payments are handled consistently and professionally.
3. Full Management – Comprehensive Protection, Technology & Compliance
Our Full Management service provides complete day‑to‑day management of the property and is strongly recommended in the current regulatory environment, particularly following the implementation of the Renters’ Rights Act.
We deliver a fully managed, end‑to‑end service, combining experienced property managers with specialist software systems to ensure efficiency, transparency and ongoing legal compliance throughout the tenancy.

Property Care & Inspections
- Detailed independent inventory and schedule of condition at the start of the tenancy
- Periodic property inspections with written and photographic reports
- Early identification of maintenance, safety or compliance issues
Compliance & Legal Responsibilities
We ensure your property remains legally compliant at all times by arranging, monitoring and recording all key statutory requirements, including:
- Gas Safety Certification
- Electrical Safety Reports (EICR)
- Energy Performance Certificate (EPC), including monitoring compliance with Minimum Energy Efficiency Standards (MEES) and advising landlords where improvements may be required
- Smoke and Carbon Monoxide alarm compliance
- Licensing requirements, where applicable
We maintain detailed compliance records and proactive diary systems to ensure all certifications remain valid and up to date.

Spencer Munson Property Services Ltd is a SAFEagent‑accredited firm, providing legally required Client Money Protection for landlords and tenants.
We are also an Appointed Representative of Hazelton Mountford Ltd, who are Authorised and Regulated by the Financial Conduct Authority.
Insurance Advisory
Landlords must ensure that their buildings and contents insurance policies permit letting. Failure to notify insurers that a property is tenanted may invalidate cover.
We are able to advise landlords on appropriate insurance arrangements and introduce competitive landlord insurance solutions where required.
