We trade on our excellent reputation and reliability to find suitable properties for our tenants to live in. We deal with Landlords who understand the standards required for furnished and unfurnished properties which are marketed by Spencer Munson Lettings.
Finding a Property
The first step is to contact us to speak to a member of our team to discuss your property requirements. We will then ask you to provide us with brief details about yourself and we will search our database to find suitable properties for you to view. It is wise to start viewing about a month before you wish to move as the database register changes on a daily basis. Our tenancies are granted for a minimum term of 6 months.
We will arrange suitable viewing times for you to view your chosen properties and all appointments will be with a member of our team.
To secure your property we will require an administration & referencing fee before the property can be removed from the open market (subject to contract). Once the fee has been paid we will supply you with the following:
1) Sample Tenancy Agreement
2) Tenant Guidance Notes
3) The Tenancy Deposit Scheme Explained
4) Rentwise Reference Forms
5) Copy of the EPC (Energy Performance Chart)
References
We use the services of the Rentwise Referencing Agency and they will require the following:
Employment Reference, Previous Landlord Reference (if applicable), Credit Reference and Character Reference.
Once the references have been checked and approved, an appointment will be made for you to come to our offices to sign the Tenancy Agreement.
Before you move in
We will require all named tenants to come to our offices by prior appointment to sign the Tenancy Agreement and pay the balance of monies due as outlined in the Tenants Guidance Notes. The balance of monies can be paid in the following forms:
1) Debit Card Payment. There will be a charge for credits cards.
2) Cash.
3) Bank transfer (must be made at least five working days prior to the move in date).
Tenants are responsible for all utility bills (electric, gas, telephone, water rates, television licence, satellite television and council tax charges).
Tenancy Deposit Scheme
This scheme was introduced in April 2007 and provides security for tenants’ deposits, and enables independent resolution in cases where an agreement cannot be reached between the landlord and tenant at the end of a tenancy agreement. There is no charge to the tenant for this protection.
Tenants' Contents Insurance
Tenants must have their own personal insurance policy when renting a property. In addition to covering your own items and contents, you should ensure that you are covered under the policy for any accidental damage caused to the Landlord’s contents.
