We recognise that everyone moves for different reasons and that buying a property often requires as much guidance and support as selling one.

Here is a simple step-by-step guide to buying a property:

  1. Arrange your mortgage.
    Before you start to look for your new property, we recommend that you organise your mortgage and any other financial arrangements. This will not only help you in your search but will also put you in a stronger position to proceed once you have found your ideal property. We can arrange for you to see an Independent Financial Advisor who can help you through this process.
     
  2. Register your details.
    To find your new property, register your details with us by either calling one of our offices or via the links on our Contact Us pages. Alternatively why not pop in and have a good old fashioned face to face chat?
     
  3. Find a property.
    After you have registered with us we will have a good idea of what you are looking for and will give you details of any suitable properties. We will then keep you up-to-date with details of new instructions via the telephone and email.
     
  4. Viewings.
    If you see something which appeals to you we would recommend that you go to see it as soon as possible. We will arrange an appointment for you to view the property and will be on hand to answer any questions which may arise.
     
  5. Find a legal representative.
    It is always wise at this stage to speak to a Solicitor or Conveyancer. We can put you in touch with a range of people - from local, 'personal' Solicitors, to more modern web based solutions.
     
  6. Make an offer.
    When you've found your ideal property it's time to put forward an offer. We will then liaise with the seller. Once it's all agreed we will confirm everything in writing and prepare a Memorandum of Sale which confirms all the details. We will then send this to all parties and their legal representatives.
     
  7. Conveyancing.
    At this stage your Solicitor will begin the legal process on your behalf. This will include carrying out searches with the local authority and raising enquiries with the seller's Solicitor. This can be a frustrating time but we will be there keeping you informed at every stage of the process and making sure progress is kept on track.
     
  8. Exchange and completion.
    Once all sides are in agreement and the legal formalities are in place, your Solicitor will exchange contracts on your behalf. This is the point at which you become legally obliged to buy the property and a deposit (usually 10%) is paid. A date is agreed at this stage for completion to take place. On the day of completion the rest of the money is transferred to the seller's Solicitor and your new home becomes all yours!
